The Portuguese sun casts long shadows as I settle down at my laptop. Here, thousands of miles away from our intended destination, the "The Coconut Canopy" project officially begins today. An ambitious undertaking that will lead us to the fascinating region around Cabantian in the Philippines – at least digitally for now. Our goal is to explore the potential of this area for our future project from afar. The initial enthusiasm is palpable, mixed with a healthy dose of respect for the task ahead.

 Cabantian… the name itself evokes images of tropical flair and adventure. And the initial research confirms this impression. The geographical location is indeed very promising. The immediate proximity to Davao International Airport (DVO) is a tremendous advantage. Travelers, both national and international, will pass through this hub. This means potentially high demand for accommodations and services in the surrounding area. Cabantian could therefore be an ideal starting point or an attractive alternative for travelers who want to experience the beauty of Samal but are perhaps looking for a quieter or more affordable base.

However, as is so often the case in life, where there is light, there is also shadow. The attractiveness of this region has of course not gone unnoticed by others. During my initial online research for accommodations in the area, I came across some – well – "alarming" overnight prices. 17 EUR per night! 😱 This inevitably conjures up images of spartan hostel rooms in the lowest price segment in my mind's eye. This is certainly not the segment in which we want to position "The Coconut Canopy." However, it underscores the need for thorough market analysis.

For today's first day, we have a clear division of tasks to efficiently begin our digital exploration.

The important task of taking a closer look at the local real estate market in Cabantian falls to Penky. Her mother tongue, one of the local dialects in the Philippines, is an invaluable asset here. Contacting local real estate agents and landowners in her native language will hopefully allow her to obtain more authentic information and potentially more moderate price expectations. As an "Americano," I would likely be quoted higher prices in this situation – a well-known phenomenon in many parts of the world.

Today, Penky will focus on making initial contacts, gathering information on available properties, and getting a feel for the price range in the region. In doing so, she will pay particular attention to the following aspects:

  • Location and Infrastructure: How well are the potential properties connected to the road network, electricity and water supply, and the internet? Are there schools, hospitals, or shopping facilities nearby? At the same time, I will continue my online research and try to delve deeper into the price structures, quality standards, and marketing strategies of the existing accommodations.

For Day 2, the more detailed analysis of competitors is on the agenda.
